How to buy a property on the Costa del Sol – step by step

Purchasing property in Spain is a safe and transparent process. The transaction is conducted before a notary, and the legal status of the property is verified at the property registry.

Once the property is selected, a reservation agreement is signed and a small deposit is paid to secure the offer.

3️⃣ Checking the legal status

The lawyer checks the property in the Registry (Registro de la Propiedad), including any encumbrances, debts or mortgages.

4️⃣ Preliminary contract

A purchase agreement (Contrato de Arras) is signed and the buyer usually pays around 10% of the property value.

5️⃣ Notarial deed

The final signing of the purchase deed takes place before a notary in Spain. Once signed, the deed is registered with the Real Estate Registry.

6️⃣ Key collection
