Mortgage loan in Spain – what documents should you prepare?

If you're planning to buy a property on the Costa del Sol and want to apply for a mortgage in Spain, this guide will help you navigate the entire process without stress. Spanish banks have procedures very similar to those in Poland, but they require a few additional documents, especially for non-residents.

Documents required by a bank in Spain

To get a mortgage in Spain as a European Union citizen, you must provide:

  • Passport or ID card

  • Proof of earnings (for full-time employees – current, preferably the last 3 payslips)

  • For entrepreneursPIT declarations for the last 2 years

  • NIE Number - Spanish Foreigner Identification Number

  • BIK report (current)

  • Bank statements (from the last 6 months) – often required

  • Loan/leasing agreements – if you have any

The bank may ask for additional documents depending on your financial situation and income stability.

Down payment amount – residents vs non-residents

In Spain, it is crucial that you have tax residency:

➡ Residents (REZ)

  • loan up to 80% of the property value

➡ Non-residents (NIE-REZ)

  • loan usually 60–70% of the value

  • the decision depends on the bank, income and credit scoring

Document translations – an important rule

Financial documents prepared in Polish must be translated into Spanish by a sworn translator (traductor jurado) .
Without this, the bank will not start the analysis.
